What Type of Survey Do I Need?
There are many types of surveys – property surveys, zoning location surveys, easement surveys, as built surveys, and topographic surveys to name a few. Each of these surveys can be performed to various classes of accuracy, i.e. A-2, T-2, as specified in the Minimum Standards for Surveys and Maps in the State of Connecticut.
Property Surveys
A Property Survey is the most complete type of survey and is performed to a minimum accuracy level of class A-2. It is intended to depict property matters pertaining to easements, rights, conflicts and improvements throughout the property. These surveys require a record search of the property’s chain of title going back a minimum of 40 years, as well as the preparation of a detailed field survey and are intended to present the surveyor’s property/boundary opinion. These types of surveys are typically required for subdivisions, boundary line adjustments, setting property corners and preparing property descriptions for conveyance. Some towns require them for site plans as well.
Topographic Surveys
Topographic surveys are intended to depict the configuration of the ground and are usually performed to class T-1 or T-2. These surveys are typically prepared for septic systems, site plans, additions, driveways, etc. where the accuracy of boundary lines isn’t critical. Frequently topographic surveys are performed in conjunction with a boundary survey on a project.

Many factors affect the cost of a survey including survey type, level of accuracy required, size of the area being surveyed, the requirements of the particular land use agency, the density of vegetation on a property, and the quality of existing maps and deeds pertaining to the parcel.
